Not long ago, £1 million in the North Cotswolds would have purchased a substantial country house with acres of land. Today, while £1 million is still a significant budget, what it buys varies enormously depending on where you choose to live. In some villages it will secure a beautiful family home with character and gardens. In others, it may only just get you through the door.
To understand what buyers can realistically expect, I've looked at real properties marketed across the North Cotswolds over the past 12 months in some of the region's most desirable locations. While individual properties differ, these examples provide a useful snapshot of today's market.

£1 Million in Kingham: Character, Connectivity and Competition
Kingham remains one of the most sought-after villages in the North Cotswolds thanks to its railway station, beautiful setting and easy access to London.
A useful benchmark comes from nearby Bledington, where a four-bedroom family home on Chapel Lane was marketed at around £975,000 during 2026. The property offered multiple reception rooms, four bedrooms and generous family accommodation within one of the area's most desirable villages.
Around the £1 million mark in Kingham and its immediate surroundings, buyers can generally expect:
- Four bedrooms
- Character features
- Mature gardens
- Parking
- Village location
- Family-sized accommodation
What you are also paying for is scarcity. Properties in and around Kingham rarely stay available for long, particularly those within walking distance of the station.
The verdict
£1 million buys an attractive and often substantial family home, but not necessarily the grand country house some buyers from outside the area might imagine.

£1 Million in Moreton-in-Marsh: Space and Convenience
Moreton-in-Marsh continues to offer some of the strongest value in the North Cotswolds.
A good example is a detached four-bedroom property on Hospital Road marketed at approximately £895,000 during 2026. The home offered more than 2,000 sq ft of accommodation, mature gardens, a garage and a location within walking distance of both the High Street and the railway station.
Meanwhile, newly built detached homes in the town were being marketed close to the £925,000 mark, providing modern energy efficiency and generous family accommodation.
For around £1 million in Moreton you can typically expect:
- Four or five bedrooms
- 2,000 to 3,000 sq ft
- Off-street parking
- Modern or period options
- Walking access to amenities
- Direct rail access to London
The verdict
If value for money is a priority, Moreton-in-Marsh is arguably one of the strongest propositions anywhere in the North Cotswolds.

£1 Million in Charlbury: The London Commuter's Favourite
Charlbury has become one of Oxfordshire's most desirable commuter locations thanks to its direct rail service to London Paddington and vibrant local community.
During 2026, Kimber Cottage on Woodstock Road was marketed at £1.1 million. The property offered five bedrooms, a plot approaching a third of an acre and parking for up to ten vehicles.
Elsewhere in Charlbury, a four-bedroom period cottage on Church Street was offered at £1 million, providing nearly 2,000 sq ft of accommodation and a location within walking distance of the station and village centre.
At this price point buyers can generally expect:
- Four to five bedrooms
- Period character
- Gardens
- Strong commuter credentials
- Walking distance to local amenities
- Excellent resale demand

Charlbury delivers one of the best mixes of connectivity, community and property quality available in the region.

£1 Million in Chipping Norton: Family Living in the Capital of the North Cotswolds
Chipping Norton often delivers more house for the money than the premium commuter villages.
Around the £1 million mark, buyers can typically secure detached family homes offering five bedrooms, substantial gardens and plenty of parking. Compared with Kingham or Charlbury, the emphasis tends to be on space and practicality rather than railway access.
What buyers gain is access to:
- Schools
- Sports facilities
- Restaurants
- Independent shops
- Healthcare facilities
- A thriving year-round community
The property itself is often larger than an equivalent budget would secure in one of the area's best-known villages.
The verdict
For growing families, Chipping Norton remains one of the smartest locations in the entire North Cotswolds.

£1 Million in Bledington and Churchill: Premium Village Living
Some of the most attractive examples of £1 million housing can be found in villages like Bledington and Churchill.
In Bledington, properties marketed between approximately £975,000 and £1.25 million during 2026 typically offered four to five bedrooms, substantial gardens and classic Cotswold architecture.
These villages attract buyers seeking:
- Traditional Cotswold stone houses
- Village greens and pubs
- Quiet countryside
- Strong communities
- Easy access to Kingham Station
The verdict
You are paying for lifestyle as much as square footage.
What £1 Million Doesn't Buy Anymore
One of the biggest surprises for many relocating from outside the region is what £1 million no longer buys. In the most desirable villages, it is increasingly difficult to purchase:
- Large country estates
- Significant acreage
- Landmark period houses
- Prime village houses with extensive land
Properties offering these features often start at £1.5 million and quickly move beyond £2 million. For example, homes around Moreton, Bledington and Charlbury marketed in 2026 with extensive acreage or exceptional period credentials were frequently priced between £1.5 million and £2 million-plus.

If your priorities are practical living and maximum space,
Moreton-in-Marsh is difficult to beat.
If your priorities are commuting to London while enjoying a vibrant community,
Charlbury offers exceptional balance.

Kingham, Churchill and Bledington remain among the most desirable addresses in the region.
If your priorities are relocating with children and planning a long-term move,
Chipping Norton arguably offers the strongest combination of value, amenities and family-friendly living.
Final Thoughts
A £1 million budget still opens the door to some exceptional homes in the North Cotswolds. However, the days when seven figures automatically secured a country estate are long gone.
Today, £1 million typically buys a beautiful family home, often with four or five bedrooms, excellent gardens and a sought-after location. The real question is not how much house you get, but what lifestyle comes with it.
Whether that's a village cottage near Kingham station, a period home in Charlbury, or a spacious detached property in Moreton-in-Marsh, the North Cotswolds continues to offer something that many buyers moving from London value above all else: a dramatically better quality of life.
